Songwell Management

Your rentals should work as hard as you do.

We manage rental homes around Houston, and we built our own software to do it. You get one portal where every number traces back to a ledger entry, a dated valuation or the agreement you signed, so you always know exactly where your homes stand.

Product tour

This is what you get to see, any time you want.

  1. 01

    Portfolio overview

See your whole portfolio in one number

You open the portal and the first thing you see is what everything you own with us is worth, at your share, and how far it has moved since your first valuation. Value, equity and debt are one tap apart.

Owner home: portfolio value over time, recorded values and labeled estimates, demo data
Comes from dated valuations. Dots are valuation dates; solid is recorded, dashed is a labeled estimate.
  2. 02

    Property performance

Know what every single home is doing

Every property gets its own value chart, the loan balance from its schedule, your estimated equity and the valuation range behind the estimate. You never have to guess.

Property value chart with value, debt and equity cards, demo data
Comes from the loan's schedule. Equity is value less debt, labeled as an estimate.
  3. 03

    Financial reporting

Read a statement that adds up to the penny

Every month closes into a statement that starts at your opening balance and lands on your closing balance, with every line itemized underneath. Download it, print it or send it to your CPA.

Monthly owner statement that reconciles opening to closing balance, demo data
Comes from the posted ledger. Final statements never change; a correction is a new version.
  4. 04

    Work order oversight

You make the call on the big repairs

When an estimate goes over the repair limit in your agreement, it comes to you first with the vendor, the number and the details. You approve it, ask a question or turn it down.

Repairs across the owner's homes, demo data
Comes from your signed agreement. The limit is checked on the server, not just on the screen.

We would rather show you the ledger than ask for your trust.

The platform

We built one system that runs the whole home.

Follow a repair

Watch one repair go from request to your statement.

  1. 01Resident

    Reports it

Describes the problem, picks a type, adds photos. The form checks for a duplicate and flags emergencies.

  2. 02Staff

    Triages it

It lands in the Inbox, urgent and oldest first, where the team assigns a vendor and an estimate.

  3. 03Vendor

    Gets an offer

The job arrives as an offer card. Resident contact details show only after the vendor accepts.

  4. 04Owner

    Approves if needed

Over the limit in the signed agreement, it waits under Needs you. Approve, ask a question or decline.

  5. 05Vendor

    Does the work

Schedules, starts and completes approved work only, with notes and photos, then sends the invoice.

  6. 06Ledger

    Posts it

Once the invoice is paid it posts to the ledger, split by ownership share, and shows up on the statement.

Who uses it

Everyone who touches your home gets a view built for them.
